Rent out your place to travellers. An AI assistant helps with guest questions.

Your listing, calendar, prices, bookings and guest conversations live in one account. The assistant works from the details you enter, and prices, discounts and bookings stay your decision.

Before it goes live, every listing is checked by a person from the Attello team.

What you can do in the owner account

Everything below already works in the account. We have grouped it by the job you are doing.

List your place

  • A step-by-step wizard: type, address, details, amenities, house rules, photos, description and price.
  • Listed somewhere else? Paste the text of that listing and the assistant splits it into the fields of your listing as suggestions for you to confirm.
  • Write the description in other languages yourself, or let the assistant prepare a translation for your approval.
  • A person from the Attello team checks the listing before it goes live. You can unpublish it at any time.

Prices and calendar

  • A base nightly price plus seasonal rules with their own price and minimum or maximum stay.
  • Close arrivals or departures on specific days and block dates for your own stay or maintenance.
  • Cleaning, an extra-guest fee, the city tax and a prepayment: guests see the final price before they book.
  • A flexible, moderate or strict cancellation policy. The platform works out the refund itself.

Bookings

  • A guest sends a booking request and the dates are held for them. You confirm or decline it.
  • The overview shows upcoming arrivals and departures, new requests and messages waiting for a reply.
  • You take payment outside the platform and mark it as received in your account.
  • For each booking you see how much would be kept and how much refunded if it were cancelled today.

Guests and the listing assistant

  • On your listing page guests ask the assistant about free dates, the price, house rules, check-in or directions. It answers from the details you enter.
  • For every detail you decide whom the assistant may tell. Access codes go only to a guest with a confirmed and paid booking, before arrival.
  • Choose the assistant mode for each listing: draft replies for your approval, automatic replies, or off.
  • When the assistant is unsure, or a guest asks for a discount or an exception, it hands the conversation over to you.

An assistant in your account

  • Ask in plain words what is free, which bookings you have or what is missing from your listing details.
  • It prepares a price change, blocked dates, a description edit or a translation as a “before → after” suggestion.
  • Nothing changes without your confirmation: you apply the suggestion or reject it.

Guesthouses and small hotels

  • Room types with their own capacity and price, and the individual rooms under each type.
  • Take a room out of sale for a while, for example during repairs.
  • A separate door code for every room and photos assigned to a room type.

A management company

  • You can hand a listing over to a management company approved by the Attello team. Before you do, you see its rate, how many properties it runs and ratings from owners.
  • The manager then handles bookings, guests and messages. It never changes prices or publication.
  • The rate is charged on your revenue, that is the booking minus the platform commission. You can withdraw access at any time.

What we cannot do yet

We say it upfront, so you know what to plan for.

  • Connection to Booking.com, Airbnb and other portals: calendars and bookings are not synchronised yet.
  • Online guest payment through Attello: for now you arrange payment with the guest yourself.
  • Payouts and invoices through the platform.
  • Reporting foreign guests to the police (Ubyport), a guest book and city-tax records. We only add the city tax to the price of the stay.
  • Automatic demand-based pricing: you set the prices.
  • Cleaning and maintenance tasks.
  • Choosing from managers in your city: managers cannot set the cities they work in yet, so you will not see them in the list to choose from.

How to start

    Account and organisation

    Register and create the organisation you rent out under: as a private individual or as a company.

    Your place

    The wizard walks you through the details, photos, description and price.

  3. 3

    Check and publication

    Send the listing for review and a person from the Attello team publishes it. From then on you receive booking requests.
